Unlike timeshares, NOT A HOTEL's shared ownership allows you to own the property. You have access to your property year-round and can book stays through the app at your convenience.
A shared ownership property is a property that can be owned by multiple individuals. All co-owners are registered on the property registry and hold official ownership rights.
You can purchase only the amount of ownership you need. For example, if you wish to use a property valued at 1 billion yen for just 30 days, you can acquire ownership for approximately 83 million yen.
Your annual usage rights are allocated based on your shared ownership ratio. For example, if 12 individuals co-own the property, each share entitles the owner to 30 nights of use per year.
You will be charged according to your shareholding ratio. Management fees vary depending on the property and the number of nights purchased. Please contact us for additional details about the management fees.
NOT A HOTEL MANAGEMENT Inc., a subsidiary of NOT A HOTEL Inc., and designated contractors by NOT A HOTEL MANAGEMENT Inc. handles the upkeep of the property
No. Changes to the interior and exterior, including furniture selection, are managed by NOT A HOTEL. If you have any requests, please inform your representative. We will consider your request and may carry out additional work if necessary.
For properties with 30 nights or more ownership, we provide a storage closet to the owners.

If the damage is judged to be extensive and intentional, the responsible owner will bear the repair costs.
Generally, co-owners do not interact directly. NOT A HOTEL acts as the representative owner to resolve any issues.
No, renting out the property is not allowed. Violation of this rule may result in the suspension of your ownership rights.
Buying
The process is similar to other real estate transactions. However, becoming a NOT A HOTEL owner also requires additional contracts, such as a shared ownership agreement.
Ownership can be adjusted by purchasing different numbers of nights, as each property is sold in 360-night increments.
All steps, from consultation to contract procedures and the explanation of important matters, can be carried out entirely online.
Payments are made in Japanese Yen. Property purchase payments are made via bank transfer, while management fees are accepted via credit card.
Unfortunately, we do not provide loans for overseas customers.
You will need to pay property tax and real estate acquisition taxes, similar to regular real estate.

Selling
You can sell your property share on the secondary market provided by our group company, NOT A HOTEL 2nd Inc.. However, please note that we generally do not conduct buybacks.
Similar to regular real estate, you will need to go through the registration process. After three years from the transfer of ownership, you can sell your share on the platform operated by our group company at your desired timing and price. Please contact our sales representative for details.
The resale value is determined by the market price, not by NOT A HOTEL.
Yes, the value of your share will also increase.
Scheduling & Staying
Reservations can be made via our dedicated app. For one's own properties, bookings can be made up to 12 months in advance. For other properties, bookings can be made up to 4 months in advance.
Currently, there are no priority systems. However, owners with more than 30 nights can book up to two months earlier than those with fewer than 30 nights.
Each property has designated High and Standard seasons. Nights owned are divided accordingly: 40% for High season and 60% for Standard season.
You can make a reservation as long as there are available slots and you have remaining nights to stay.
Yes, this can be arranged via our dedicated app.
You can use the nights you own to stay at other NOT A HOTEL properties.
Additional fees may apply depending on your owned property and the property you wish to use. Please check with our staff for details.
Check-in is at 3 PM and check-out is at 11 AM. If you need to adjust these times, please inform our staff.
